For high-value or complex transactions (e.g. portfolios, mixed-use developments, conditional contracts, overage agreements, or joint venture structures), we charge on an hourly basis:
- ⇢ Solicitors: £200 – £300 + VAT per hour
We will always provide a written quote tailored to your matter at the outset.
In addition to our fees, you will need to pay disbursements (third-party costs we pay on your behalf), which may include:
- ⇢ HM Land Registry fee: £20 – £1,105 (depending on property value)
- ⇢ Search fees: typically £300 – £700 (local authority, drainage, environmental, chancel, etc.)
- ⇢ Bankruptcy/priority searches: £6 – £20 per name/title
- ⇢ Stamp Duty Land Tax (SDLT): payable on purchases and certain leases — see HMRC SDLT Calculator
Landlord/managing agent fees: where consents, licences to assign, or notices are required — usually £100–£500 + VAT each (set by the landlord/agent, not us)
- ⇢ Taking instructions and providing tailored advice
- ⇢ Investigating and reviewing title
- ⇢ Drafting or reviewing contracts, leases, or transfer documents
- ⇢ Raising and responding to enquiries
- ⇢ Liaising with lenders, landlords, tenants, and other parties
- ⇢ Exchanging contracts or completing lease negotiations
- ⇢ Completion of sale, purchase, or lease
- ⇢ Post-completion filings, SDLT return, and Land Registry registration
- ⇢ SDLT or Land Transaction Tax (Wales) itself
- ⇢ Surveyor’s or valuation fees
- ⇢ Planning, construction, or environmental consultancy advice (though we can refer you to specialists)
- ⇢ Disputes or litigation arising out of the transaction (quoted separately)
- ⇢ Standard sale or purchase: usually 8–12 weeks from instruction to completion
- ⇢ New lease or lease renewal: typically 6–10 weeks
- ⇢ Remortgage or refinancing: usually 6–8 weeks
- ⇢ Auction properties: exchange takes place immediately on auction day; completion normally within 28 days
Timescales vary depending on the complexity of the matter, responsiveness of third parties, and whether external consents are required.
