Our typical fees for standard residential transactions are:

Please note: The exact cost will depend on factors such as the property’s value, whether it is freehold or leasehold, whether it is a new build, and any complexities such as gifted deposits, multiple titles, or help-to-buy schemes. We will provide a tailored estimate at the outset.
In addition to our fees, you will need to pay disbursements (third-party costs we pay on your behalf). Typical disbursements include:
Purchases
- ⇢ HM Land Registry fee: £20–£910 (depends on property value)
- ⇢ Search fees: £250–£450 (local authority, drainage, environmental, chancel, etc.)
- ⇢ Stamp Duty Land Tax (SDLT): variable depending on purchase price and circumstances — see HMRC SDLT Calculator
- ⇢ Land Registry office copies: approx. £8.80
- ⇢ Land Registry fee: £20–£455
- ⇢ Bankruptcy and priority searches: approx. £6–£12
- ⇢ Notice of transfer/charge, deed of covenant, or certificate of compliance fees payable to the landlord/managing agent: usually £100–£300 + VAT each (set by the landlord/agent, not us).
Our fees cover all of the work required to complete your property transaction, including:
- Taking instructions and providing advice throughout
- Checking and investigating title
- Drafting and reviewing contracts
- ⇢ Liaising with lenders, estate agents, and other solicitors
- ⇢ Preparing for and completing exchange of contracts and completion
- ⇢ Filing SDLT return (for purchases)
- ⇢ Registering ownership or charge at HM Land Registry
Our fees do not cover:
- ⇢ Stamp Duty Land Tax or Land Transaction Tax (in Wales)
- ⇢ Disbursements such as searches, Land Registry fees, or managing agent fees
Additional work arising from unusual or complex features (e.g. unregistered land, leasehold defect remedies, auction properties, bridging finance, new build contracts with tight deadlines, shared ownership schemes). We will advise you promptly if such costs arise.
